PURPOSE AND EFFECT OF NEW COMPREHENSIVE ZONING BY-LAW The Comprehensive Zoning By-law is an important tool for managing the development of land within the municipality. The Zoning By-law is a legal document that applies to all types of properties and regulates how land can be used and the required standards such as lot sizes, building types, setbacks from property lines and other features, provisions for accessory uses and buildings including docks and boathouses, and parking requirements, amongst other matters. The Town’s current Zoning By-law, known as By-law 94-54, was adopted in 1994 and although it has been amended over time, there has not been a comprehensive review of the Zoning By-law since it was adopted. In order to ensure the Zoning By-law remains up to date and reflects today’s world, a review of the Zoning By-law was undertaken. As a result of this review, a new Comprehensive Zoning By-law is being proposed that is intended to: • Implement and build upon the policies contained within the Town’s new Official Plan, approved in 2008; • Conform to the policies of the District of Muskoka Official Plan; • Be consistent with the Planning Act and Provincial Policy Statement; • Reflect the aspirations of the Town’s residents; • Incorporate best zoning practices; and, • Update and digitize mapping.The Comprehensive Zoning By-law applies to all land within the Town of Gravenhurst, therefore a key map has not been provided. ANY PERSON OR AGENCY may attend the Public Meeting and/or make written or verbal representation either insupport or in opposition to the proposed new Comprehensive Zoning By-law. IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions tothe Corporation of the Town of Gravenhurst before the By-law is passed, the person or public body is not entitled to appeal the decision of the Council of the Corporation of the Town of Gravenhurst to the Ontario Municipal Board. IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions tothe Corporation of the Town of Gravenhurst before the By-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
